$2.9M Henderson home offers luxury living without HOA restrictions
A luxury Henderson house with no homeowners association has hit the market for $2.9 million.
This custom-built Henderson estate at 324 Wanda Road in the Paradise Hills neighborhood has 5,538 square feet of living space on 1.76 acres. The two-story house has six bedrooms and five bathrooms and was built last year. It also has a three-car garage and a tile roof, according to the listing.
Listing agent Robert Martin of The Craig Tann Group at Huntington & Ellis said the house is perfect for someone looking for a house with ample room to build out as they see fit.
“For many luxury buyers, having no HOA is less about avoiding monthly fees and more about having the freedom to make a property their own,” he said. “With nearly two acres, a property like 324 Wanda gives buyers the flexibility to envision their own outdoor retreat without the added layer of HOA restrictions. Buyers really appreciate that combination of space, privacy and freedom.”
There is also an upstairs fireplace, sitting area and covered balcony and additional bedrooms contain a custom built-in bunk room, according to the listing.
An oversized quartz island anchors the main kitchen, which also features a separate prep kitchen and walk-in pantry, according to the listing. Tann said the property could appeal to a buyer looking to further customize the home, with considerable flexibility in shaping the vision and scope of the project.
“What makes a luxury home special is different for every buyer,” Tann said. “For some, it’s having more land and the freedom to make the property their own. For others, it’s being close to everything they enjoy, or having incredible views and spaces built for entertaining.”
Martin said it is “rare” to find a newer home on two acres, with no HOA and “incredible mountain views.”
“You’ve already got a beautiful home with a theater, game room and gym, but what makes it even more special is the land and the opportunity for the next owner to really make it their own,” he added.
A 2024 Rocket Mortgage study found that 57 percent of homeowners dislike having a homeowners association, while 47 percent of those with an HOA believe it improves their neighborhood. Just 64 percent said their HOA manages its finances responsibly.
Las Vegas’ luxury market has seen substantial growth from the outset of the pandemic, as luxury home prices in the valley have risen 60 percent since 2019.
According to May statistics from Realtor.com, the median price for a luxury home in the valley (within the top 10th percentile of all sales) was $752,891 in December 2019. By the same month in 2025, that threshold had climbed to $1.1 million and as of May, it stands at approximately $1.2 million.
